What is LVP?

Luxury vinyl plank (LVP) is a multi-layer synthetic flooring product with a photographic wood-look layer under a hard wear layer. Modern LVP looks nearly identical to hardwood in most lighting conditions. It is 100% waterproof and extremely durable.

Where LVP wins

LVP is the right choice for kitchens, bathrooms, laundry rooms, and basements — anywhere moisture is a real concern. Philadelphia homes, especially rowhouses and older colonials with damp basements, need a flooring product that can handle humidity without warping or cupping. LVP also wins on price: a whole-house LVP install typically costs 20–35% less than hardwood.

Where hardwood wins

Hardwood adds real resale value in a way LVP doesn't fully replicate. Buyers in the Philadelphia market — especially in neighborhoods like Chestnut Hill, Society Hill, or suburban Bucks County — notice real hardwood and respond to it. If you're planning to sell within 5–10 years and the rooms are above grade with no moisture issues, hardwood typically delivers better ROI.
